Air Test Building Regulations - SBEMs, SAPs and final EPCs

Our partners can provide SBEM calculations, SAP calculations and EPCs for non-residential and residential buildings in accordance with Regulations L1A, L2A (New buildings) and L2B (existing buildings). This means you can be sure our work meets all the air test building regulations for commercial and residential properties in Suffolk, Essex, Norfolk and Cambridgeshire and also in other areas.


SBEMs:

An SBEM calculation (Simplified Building Energy Model) is required to determine the energy ratings of a non-residential or commercial building.  SBEM is used to show compliance with Part L of the Building Regulations and is applied at the design stage of the build process.  This in turn is used to provide leakage rates for Air Tests and evidence for the EPC.


SAPs:

A SAP calculation (Standard Assessment Procedure) is required to determine the energy ratings of a residential dwelling.  SAP is used to show compliance with Part L of the Building Regulations and is applied at the design stage of the build process. This in turn is used to provide leakage rates for Air Tests on new build and evidence for the EPC.


EPCs:

An EPC (Energy Performance Certificate) provides an indication of the building’s performance, shown as an A-G Carbon dioxide (CO2) based index.

When a building is constructed or modified the builder must supply an EPC to the customer

When a building is offered for sale the seller must provide an EPC to the prospective buyer

When a building is being let the prospective landlord must provide an EPC to prospective tenants
